What's the difference between a combi, system, and conventional boiler?

A combi boiler heats your home and provides endless domestic hot water from one unit — no tank needed, ideal for smaller homes (1 bath). A system boiler heats your home and feeds a separate hot water tank — better for homes with 2+ bathrooms or simultaneous showers. A conventional (regular) boiler uses a cold water tank in the attic plus a hot water cylinder — common in older Vancouver homes. We'll recommend the right type based on your hot water demand and existing setup.

How long do boilers last?

A well-maintained high-efficiency condensing boiler lasts 15–20 years. Cast-iron conventional boilers can run 20–25 years but at much lower efficiency (75–82% vs 96%+). Signs it's time to replace: frequent repairs, rising gas bills, visible leaks, yellow burner flame (CO risk), or the unit is over 15 years old. We'll give you honest repair-vs-replace math on site — and we don't upsell.

How much does radiant floor heating cost?

Retrofitting radiant floor heating in an existing Vancouver home runs $12–$22 per square foot, including boiler, manifolds, tubing, and controls. A typical 1,500 sq ft main floor runs $18,000–$33,000. For new construction or major renos, the cost drops to $8–$14 per sq ft since floors are already open. Radiant heat is the most comfortable heat available — even, silent, no drafts, no dust blowing around.

Are FortisBC rebates available for boiler upgrades?

Yes. FortisBC offers rebates of $500–$2,000 for upgrading to a high-efficiency condensing boiler (96%+ AFUE). Larger rebates ($3,000–$11,000) are available if you switch from gas boiler to an electric heat pump through CleanBC. We handle all paperwork and pre/post-energy assessments at no charge. Most rebate cheques arrive in 8–12 weeks after the post-installation assessment.

Can I switch from radiators to radiant floor heating?

Yes, in most cases. We design a hybrid system: keep your existing cast-iron radiators (they're excellent heat emitters — actually better than baseboard) and add radiant floor zones in bathrooms, kitchens, or new additions — all fed by one high-efficiency condensing boiler with multiple zones. If you're doing a full reno and floors are coming up anyway, full radiant conversion is straightforward. We'll design the right mix for your home and budget.

How often should I service my boiler?

Annually, ideally in September or October before heating season. Annual service is required to keep your manufacturer warranty valid (Viessmann, Lochinvar, NTI, IBC all require proof of annual service). Our $249/year boiler maintenance plan includes: combustion analysis, heat exchanger inspection, condensate trap clean, pressure relief valve test, expansion tank check, and a written report. Most service visits take 60–90 minutes.
