But tankless costs more upfront ($3,500–$6,500 vs $1,800–$2,800) and may need a gas line upgrade. If you have a big family, take long showers, or are doing a reno anyway, go tankless. If budget is tight or you're moving in 5 years, a high-efficiency tank is fine. We'll lay out the math on your quote.

How long do tank water heaters last?

Most tank water heaters in Vancouver last 8–12 years. Gas tanks typically fail sooner than electric due to faster sediment buildup and burner corrosion. Signs it's failing: rusty water, rumbling noises, puddles under the unit, or running out of hot water faster than usual. We strongly recommend replacing proactively at 10 years — a tank burst can cause $20,000+ in water damage to your home and contents.

Can I switch from a tank to a tankless water heater?

Yes, in most cases. The main consideration is gas supply — tankless units need 199,000 BTU vs a tank's 40,000 BTU, so your existing gas line may need upgrading from 1/2 inch to 3/4 inch. We assess gas capacity on every quote and handle all gas line work in-house with our licensed gas fitters. We also handle the electrical outlet (tankless needs a 120V outlet for the controller) and venting changes (tankless uses concentric PVC venting).

How much are FortisBC rebates for water heaters?

FortisBC offers up to $1,000 for upgrading to a high-efficiency condensing tankless water heater (Energy Factor 0.94+). Smaller rebates of $200–$500 are available for high-efficiency tank models. For electric water heater conversions, CleanBC offers up to $1,000 when switching from gas. We handle all rebate paperwork at no charge — most cheques arrive in 6–8 weeks after install.

How long does a water heater installation take?

A direct tank swap (same model, same connections) takes 2–3 hours. A tank-to-tankless conversion takes 4–6 hours (gas line upgrade, new venting, electrical outlet, re-pipe). We complete 90% of replacement jobs same day — we stock the most common Rheem, Bradford White, and Navien units in our Burnaby warehouse. For same-day emergency replacement, no premium charge.

How often should I flush my water heater?

Annually for tank water heaters (drains sediment that reduces efficiency and shortens lifespan), every 18–24 months for tankless (descaling the heat exchanger with vinegar solution). Vancouver water is moderately hard — sediment buildup is the #1 cause of tank failure. Our $149/year flush service includes anode rod inspection (replace if 50%+ depleted), T&P valve test, and burner inspection. We send a reminder when it's due.
