Cost Guide

Window Replacement Costs by City

The unit price is the same across Metro Vancouver — what changes your total is how many openings your house has, and how unusual those openings are.

JobTypical Range (CAD)What Moves the Number
Double-pane window, installed$650 – $950 / unitFrame material and size; standard vinyl sizes sit at the low end, custom shapes climb
Triple-pane window, installed$800 – $1,400 / unitGlass package (argon, Low-E coatings) and energy rating — worth it on north and west faces
Entry door, installed$1,200 – $3,500Slab material (fibreglass vs. steel), multi-point hardware, sidelights and transoms
Diagnostic / measure visit$0Free on-site measure — always included, quote in writing before anything is ordered

Your city changes the job more than the price list does. Surrey's big two-storeys in Fleetwood, Sullivan Heights and South Surrey carry 15-25 openings, so volume pricing brings the per-unit cost down — but the total is a full-project budget. Vancouver character homes in Kitsilano and Dunbar often need custom-sized units to match original openings, and heritage-district windows can require like-for-like profiles. In North Vancouver, humidity and driving rain make triple-pane and proper flashing detail genuinely worth the premium on weather-exposed faces. Richmond's newer stock usually swaps cleanly, while New Westminster's century homes hide out-of-square rough openings that need shimming and trim work the first quote often misses.

When comparing, use the installed price per opening — not the showroom price per window. Our quotes include measurement, the custom-built unit, installation, interior trim, disposal of the old windows and the 5-year workmanship warranty on every unit. CleanBC, BC Hydro and FortisBC paperwork on eligible upgrades is handled by us, and financing from 7.99% with approved credit is available on full-home packages.

A practical way to sequence the spend: start with the faces that fail first — usually the weather-exposed west and south elevations and any unit already showing fog between the panes (a failed seal). A phased plan of four to six windows per season spreads the budget without sacrificing the volume pricing on the initial order. Entry doors ($1,200-$3,500 installed) are the one item worth doing in a single shot: a warped slab or failed threshold leaks heat all winter no matter how good the windows around it are.

Window & Door FAQ

Questions We Hear Often

Yes. Vancouver's mild but damp climate makes triple-pane windows worthwhile — they cut heat loss by up to 30% over double-pane, reduce condensation dramatically, and qualify for the largest CleanBC rebate tiers. Most homeowners see payback in 7–10 years on energy savings alone, before rebates.
Through the CleanBC Better Homes Energy Savings Program, homeowners can receive up to $16,000 for a full home envelope upgrade (windows + doors + insulation). Standalone window replacements typically qualify for $50–$100 per rough opening. We handle all pre- and post-energy assessments and rebate paperwork at no charge.
A standard window swap takes 45–90 minutes per opening. A full 10-window home is typically completed in 1–2 days. Entry and patio door installs take 3–6 hours each. From quote to install is usually 4–8 weeks due to custom manufacturing lead times.
Yes. Every window we install is Energy Star certified for Climate Zone B (coastal BC) or Zone C (interior BC) depending on your location. We carry Vinylbilt, Nordik, Gentek, Centra, and Innotech lines — all with U-factor ratings at or below 1.40 W/m²K and Energy Star Most Efficient qualifications where applicable.
Condensation on the inside of new windows is actually a sign they're sealed correctly — older leaky windows let moist air escape. The fix is reducing indoor humidity (target 30–40% in winter), running kitchen and bath exhaust fans, and using a dehumidifier. Condensation between the glass panes is a sealed-glass failure and is covered under warranty.
Our windows include a 25-year manufacturer warranty on vinyl frames and sealed glass units, plus a lifetime warranty on hardware (locks, hinges, operators). Entry doors carry a 10-year finish and lifetime hardware warranty. Our installation workmanship is backed by a 5-year warranty, transferable to new homeowners for the first 5 years.
What Vancouver Says

Recent Window & Door Reviews

"Replaced 11 windows in our 1960s rancher with triple-pane Vinylbilt. Install crew was clean, on time, and walked us through every opening. Our December gas bill dropped 34% — paid for nearly a third of the project in rebates."

"They handled the CleanBC paperwork start to finish — pre-assessment, application, post-assessment. We got back $9,200 on a $28K window + door package. I would have given up on the rebate process in week one without them."

"Sliding patio door had been sticking for years. They came out same week, replaced rollers and track, adjusted the screen, and it slides like butter now. Honest pricing, no upsell. Will use them for the front entry door next year."
