Financing & CleanBC Rebates. Up to $16,000 in Support.
A heat pump, furnace, or full window package is a five-figure decision — and most Vancouver-area families don't pay for it all at once. BC Home Service sets up financing from 7.99% with approved credit, $0 down options, and stacks every rebate you're entitled to: CleanBC Better Homes, BC Hydro, FortisBC and municipal top-ups up to $16,000 combined. Our office completes all the paperwork. You get one honest monthly number.
Four Numbers That Run This Page
No teaser rates, no "save thousands" hand-waving. These are the anchors every estimate we send is built on — and the fine print is right underneath each one.
$16,000 — Maximum Combined Support
The ceiling for an eligible heat pump project that stacks CleanBC Better Homes, BC Hydro, FortisBC and municipal top-ups. Not every home qualifies for the ceiling — eligibility depends on your current fuel, the equipment installed, and program terms at the time. We verify your real number at booking, in writing.
7.99% — Where Rates Start (OAC)
"From 7.99%" means exactly that: it's the starting annual rate on approved credit for strong credit files. Your actual rate depends on your credit profile, the term you pick, and the lender programs running when you sign. We show you the rate and payment before anything is finalized.
$0 Down — Options on Approved Credit
Many of our plans finance 100% of the installed price, so you don't drain savings while you wait for rebate cheques to arrive. The financed amount is always tied to your written, approved quote — nothing gets financed that you haven't seen and signed off on first.
All of It — Paperwork We Complete
CleanBC, BC Hydro, FortisBC and municipal applications are completed and submitted by our office, then tracked until the cheque is approved. We also register your manufacturer warranty (10-year parts on qualifying equipment) and back the work with our 2-year written workmanship warranty.
Bottom line
You finance the installed price, the rebates land after the install, and the difference becomes a paydown on the loan. Plan it that way and the math works. Expect the rebate up front and you'll be stressed for two months — which is why we explain the timing before you sign, not after.
How Financing Actually Works
Home upgrade financing in BC is a fixed-installment loan arranged through our lending partner — not a store credit card and not a lien on your house. Here's the whole flow, honestly.
The Process, Step by Step
1. Written quote first, always. We assess the job, price it flat-rate, and you approve the number in writing before anything else happens. Nothing gets financed that you haven't seen. If you're replacing a furnace or adding a heat pump, that includes the equipment, permits, and install labour in one figure.
2. The application takes minutes. Once you have the quote, the financing application is basic — name, address, income, ID. Many decisions come back the same business day, though complex files can take longer. Approval is credit-based ("on approved credit," the OAC you'll see on every honest financing page in Canada).
3. You see the payment before you sign. The lender's decision comes back with your actual rate, term, and monthly payment. We sit down with you, walk through the full amortization schedule, and answer the uncomfortable questions — total interest, paydown rules, what happens if you sell the house — before you commit.
4. Install, then rebate, then paydown. Equipment goes in, the rebate paperwork goes out from our office, and when the cheques arrive they become a lump-sum paydown on the balance — which can wipe out months or years of interest. For a deeper dive on the rebate side that feeds the paydown, see our CleanBC rebates 2026 guide.
Start With a Free EstimateMonthly Payment Examples — Illustrative, OAC
What does a payment actually look like? Below are illustrative monthly payments at the 7.99% starting rate on approved credit, for three typical project sizes over a 5-year (60-month) and 10-year (120-month) term. Your real rate and payment depend on your credit profile and the plan you choose — we quote yours exactly, in writing.
| Amount financed | 60 months (5 yr) | 120 months (10 yr) | Total cost, 120 mo |
|---|---|---|---|
| $5,000 (window package or tankless) | ≈ $101/mo | ≈ $61/mo | ≈ $7,270 (≈ $2,270 interest) |
| $8,000 (furnace or ductless heat pump) | ≈ $162/mo | ≈ $97/mo | ≈ $11,640 (≈ $3,640 interest) |
| $12,000 (cold-climate heat pump) | ≈ $243/mo | ≈ $145/mo | ≈ $17,460 (≈ $5,460 interest) |
Illustrative examples only, at the 7.99% rate on approved credit (OAC). Payments rounded to the nearest dollar. Taxes, fees, and your actual rate may change the numbers — your written estimate will show exact terms before you sign anything.
What moves your rate
Credit profile is the big one — it's the difference between the 7.99% starting rate and a higher tier. Term length, the amount financed, and the lender programs running when you apply move it too.
Amortization, in one paragraph
Longer term = smaller payment, more total interest. Shorter term = bigger payment, less interest. That's the whole trade-off. The table above shows both ends of it — the 10-year columns cost thousands more in interest for the comfort of a lower monthly.
About promotional rates
Some plans advertise low promotional rates. Ask one question: does the promo rate apply to the entire term, or does it end? We'll show you the full amortization schedule — the total-cost number — so you can compare plans on facts, not teaser math.
The CleanBC Rebate Stack, Explained
"Up to $16,000" isn't one cheque — it's four programs that can stack on an eligible heat pump project. Here's who pays what, and what actually qualifies.
The four layers: CleanBC Better Homes is the provincial program and usually the largest single layer. BC Hydro adds incentives on the electrification side. FortisBC runs its own programs, including support tied to fuel switching. And several Metro Vancouver municipalities — municipal top-ups — add their own incentives on top for residents. Stacked on an eligible heat pump that replaces a fossil-fuel heating system, combined support can reach $16,000.
Two honest footnotes. First, income-qualified streams exist with larger amounts for qualifying households — worth asking about, because they change the math significantly. Second, amounts change: programs adjust budgets, rates, and eligibility through the year, and limited-time bonus rebates up to $1,000 appear some seasons. That's why every number we quote is verified at booking, in writing — and why we complete all the applications ourselves. For the current program-by-program breakdown, see our CleanBC rebates guide.
| Upgrade | Typical installed price (CAD) | Rebate reality (verified at booking) |
|---|---|---|
| Cold-climate ducted heat pump | $6,500–$14,000 | The big one — up to $16,000 combined (CleanBC + BC Hydro + FortisBC + municipal) on eligible fuel switches |
| Ductless single-zone heat pump | $3,800–$5,500 | Qualifies on eligible projects; stack size depends on what heating system it replaces |
| High-efficiency two-stage furnace | $5,500–$9,000 | A same-fuel gas replacement isn't the headline rebate play — the programs reward switching off fossil fuel. We price both options side by side so you can see the difference |
| Windows (double to triple pane) | $650–$1,400 / unit | Utility and municipal incentives exist but are modest next to the heat-pump stack — we confirm current amounts at booking |
| Hot water tank | $1,400–$2,600 | Efficiency-based incentives on qualifying models; verified at booking |
All prices CAD, before tax, installed. Heat pump and furnace figures from our heat pump and heating price guides; window figures from windows & doors. Rebate amounts change — your estimate shows the numbers verifiable at booking.

Rebates Arrive After Install. Financing Covers the Gap.
This is the single most misunderstood part of upgrade planning in BC — and getting it wrong is why some homeowners end up stressed instead of comfortable.
Step 1 — Pre-approve before rebate season
The application takes minutes once you have a written quote. Do it in the quiet weeks — late winter before the spring heat pump rush, or summer before the fall furnace rush — so when a limited-time bonus (up to $1,000 some seasons) appears, you can move on it instead of waiting for paperwork.
Step 2 — Install now, finance 100%
With $0 down options on approved credit, the loan covers the whole installed price and your savings stay put. The old equipment comes out, the new system goes in, and the monthly payment starts — typically far below what a cash-out would have cost you in disruption.
Step 3 — Rebate lands, loan goes down
We submit the applications after install and track them. Cheques commonly arrive within about 8 to 12 weeks of the post-install paperwork — income-qualified streams can take longer. When the money lands, it becomes a lump-sum paydown that can erase months of interest.
The paydown rule
Plan the rebate as a paydown, never a down payment. No program pays before the work is done, inspected, and documented — so if a contractor tells you the rebate covers the deposit, ask hard questions. Financing exists precisely to bridge that gap: install now, rebate later, balance down.
Three Worked Examples With Honest Math
Three projects we price every week in Metro Vancouver, with the financing math at the 7.99% starting rate and the rebate reality stated plainly.
| Scenario | Installed price | Monthly from (120 mo, 7.99% OAC) | Honest notes |
|---|---|---|---|
| Surrey — high-efficiency two-stage furnace | $5,500–$9,000 | ≈ $67–$109/mo (≈ $112–$182 over 60 mo) | Same-fuel gas replacement isn't the big rebate play. Ask us to price the heat-pump switch side by side — that's where up to $16,000 in support lives. |
| Vancouver — cold-climate heat pump replacing gas | $6,500–$14,000 | ≈ $79–$170/mo (≈ $132–$284 over 60 mo) | Up to $16,000 combined support on eligible switches (CleanBC + BC Hydro + FortisBC + municipal). Rebate arrives after install and becomes a paydown — on the biggest stacks it can approach or exceed the financed balance. |
| Window package — 8 double-pane units | $5,200–$7,600 (8 × $650–$950/unit) | ≈ $63–$92/mo (≈ $105–$154 over 60 mo) | Comfort and energy value are real, but window incentives are modest next to the heat-pump stack. We verify current utility and municipal amounts at booking. |
All amounts CAD, before tax. Monthly payments are illustrative at the 7.99% rate on approved credit (OAC) — your rate depends on your credit profile and plan. Rebate amounts change and are verified at booking; we complete all applications.

Read the middle row again, because it's the one that changes lives: a $14,000 cold-climate heat pump financed over 10 years runs about $170 a month — and an eligible fuel switch can carry up to $16,000 in combined support. The rebate is verified and confirmed at booking, but when the full stack lands, the paydown can leave you with a small balance or better. We won't promise you the ceiling — we'll show you your house's real numbers before you commit to anything.
Why Financing Beats the Repair Treadmill
"I'll wait until it dies" feels like the frugal choice. Here's what that decision usually costs a Metro Vancouver household by year fifteen of an old furnace.
What "Waiting" Actually Costs
Furnace repairs run $180–$650 per visit, AC repairs $180–$450, hot water tank repairs $180–$450 — and a unit past the 15-year mark starts needing them every year or two, often on the coldest night of the year with our flat $150 after-hours premium disclosed upfront. Two emergency repairs can burn past $1,100 with nothing to show for it — roughly 7 to 12 months of payments on a financed replacement — and the replacement bill is still waiting at the end.
Then there's the energy side. An aging furnace at 60–70% efficiency wastes a third of every gas dollar; a modern high-efficiency two-stage unit converts nearly all of it. A heat pump goes further — it moves heat instead of burning fuel, so every dollar of electricity buys multiples in heating. Your actual savings depend on your home, your rates, and your usage, and we won't invent a number we can't stand behind — but the direction is not in dispute, and it works against the old machine every month you keep it.
Finally, comfort and code. After the 2021 heat dome, the BC Building Code now requires cooling capability in new homes, and Step Code 3+ makes heat pumps effectively mandatory for new multiplexes — the market has voted. Meanwhile, rebate programs adjust amounts and budgets through the year, and limited-time bonuses up to $1,000 appear and disappear with the seasons. Pre-approval means you can move when a window opens, instead of watching it close while you "think about it."
Run My NumbersWhat We Handle For You
Rebate applications are where most DIY upgrades lose money — missed deadlines, wrong documentation, ineligible equipment. Since 2010 and more than 12,000 jobs, our office has turned paperwork into a service.
All rebate paperwork
CleanBC Better Homes, BC Hydro, FortisBC and municipal applications — completed, documented, and submitted by our office. You sign where indicated; we do the rest.
Follow-up until approval
We track every application, chase status with the programs, and let you know the moment each cheque is approved. If a program comes back with questions, we answer them — not you.
Warranty registration
We register your manufacturer warranty — 10-year parts coverage on qualifying equipment — so the coverage is on file from day one, not something you have to remember to mail in.
2-year workmanship warranty
Every job carries our written 2-year workmanship warranty on top of the manufacturer coverage. Equipment fails sometimes; what matters is who stands behind the install.
Permits & inspections
Gas permits, electrical permits, and city inspections are arranged and handled by us. Code-compliant installs aren't optional — they're what rebate programs require before they pay.
Flat-rate pricing, approved first
The financed amount is exactly your written quote — approved before work starts, no surprises mid-job. And if you're still in diagnose-first territory, our $89–$129 diagnostic fee is credited to any approved repair.
