Maintenance Plans: The Membership That Keeps Every Season Boring

One membership, every season: the tune-ups your warranties require, booked before you think of them, documented to a standard insurers and buyers accept, with repairs discounted and emergencies prioritized. From $199 a year — less than a single mid-winter repair call.

Every equipment manufacturer in the home-services trade — furnace, air conditioner, heat pump, water heater — conditions its warranty on the same word: annual. Annual service, documented, by a licensed professional. Most homeowners intend to and then intend to again the following October, and the intention quietly expires somewhere between the September rains and the first cold snap. A maintenance plan is intention turned into infrastructure: the booking happens, the report lands, the history accumulates, and the machine that heats or cools your house enters each season measured instead of assumed.

Ours comes in three tiers — Essential at $199, Comfort at $299, Total Home at $449 — and every tier is built from the same published services our city pages price individually: the $129 furnace tune-up with combustion analysis, the $129 cooling tune-up with coil cleaning and charge verification, the $149-$220 water heater flush and anode service. The membership is not a different product; it is the same product, scheduled, discounted, and documented as a habit instead of an event.

Plan tiers

Three Tiers, One Standard of Care

Every tier is built from the same published services priced individually across this site — the membership schedules them, discounts them, and documents them as a habit.

Essential
$199/year

The one-system plan: a single annual tune-up — furnace, cooling or water heater flush, your choice — with priority seasonal booking, 10% off any repair, and the stored service history that keeps warranties enforceable. The plan for homes with one machine that matters most.

Start with Essential →
Comfort
$299/year

The two-season plan: heating tune-up in the fall, cooling tune-up in the spring, both booked at the front of the season before the rush. Everything in Essential plus 15% off repairs and priority emergency dispatch. The plan for homes with a furnace and any cooling.

Choose Comfort →
Total Home
$449/year

The whole-house plan: heating and cooling tune-ups plus the plumbing and water heater check, the pre-winter winterization visit, 15% off repairs, priority dispatch — and the $150 after-hours premium waived on any emergency. The plan for suites, older plumbing and homes with a winter history.

What each visit covers

What Each Visit Actually Covers

The scope is published, fixed, and identical for members and non-members — the membership changes the calendar and the price, never the workmanship.

The heating visit (fall)

The full $129 furnace tune-up scope, done in sequence: burner and heat exchanger inspection, combustion analysis with printed numbers, CO testing at flue and registers, igniter and flame sensor testing, gas valve and manifold pressures, blower and capacitor checks, condensate service, filter and static pressure, and the written report that keeps the manufacturer warranty enforceable. Members book September's calendar; non-members book what remains of it.

The cooling visit (spring)

The full $129 AC and heat-pump cooling scope: condenser and evaporator coil cleaning, refrigerant charge verification, run capacitor and contactor testing against rating, blower wheel inspection, condensate flush and pan treatment, thermostat calibration and schedule review, and the temperature-split test that documents delivered capacity. The report lands before the first heat wave, not after it.

The plumbing & water heater visit (Total Home)

The $149-$220 flush and anode service plus the whole-home plumbing check: water heater combustion or element testing, TPR valve function, shutoff exercise (the seized valve that turns emergencies into floods), fixture and supply inspection, visible leak survey, main valve location confirmed and tagged, and the winterization list — exterior bibs drained, crawlspace runs inspected, insulation gaps flagged. The visit that quietly prevents the 2am call.

The report, every time

Every plan visit ends the same way: findings in writing, readings recorded, photos where they matter, and the trend lines against last year's numbers. The report is the product. It is what a warranty claim asks for, what an insurer wants with a water-damage file, what a buyer's inspector respects, and what next year's technician measures against. Members retrieve any report from any year in one phone call.

The honest math

The Honest Math of Membership

The plan priced against the published à-la-carte costs of the same year — a household with one repair in it comes out ahead on any tier.

The year's event Booked individually On a plan Notes
One $129 furnace tune-up, booked$129$199 (includes the tune-up)Included in either plan
One $129 AC tune-up, booked$129$0 on Comfort and Total HomeThe second visit is what upgrades the math
One mid-winter repair — igniter, $310$310$279 (10%) / $264 (15%)A single repair often covers the plan premium
One July capacitor call, $340 + $150 after-hours$490$454 (15%) — or $340 on Total HomeThe waived premium is the headline on the top tier
Warranty claim with no service recordsDenied — parts out of pocketApproved — documented history on fileThe quiet benefit that pays for itself at the worst moment
Total, one average year$1,058$732-$783 on planPlan members save money in any year with a single repair in it

The pattern the table shows: membership converts a lumpy, urgent, worst-priced year into a scheduled, discounted, documented one. The savings are real but secondary — the primary product is that the maintenance actually happens, every year, on time, with the paper trail that proves it.

Local knowledge

Why BC Homes Need a Plan

BC homes age through seasons — coastal damp, outflow cold, heat domes — and the equipment that survives them is the equipment that was maintained on schedule.

The warranty clock you cannot see

A furnace warranty is a promise with a condition attached — annual professional service, documented — and the condition is enforced precisely when you need the promise most: the heat exchanger claim in year nine, the compressor claim in year seven. Plan members meet the condition automatically. The claim becomes a phone call instead of a denial letter, and the stored readings are the difference between the two.

The seasons are getting less polite

The regional maintenance calendar used to be a furnace tune-up and good intentions. Now it is a fall heating visit before the first outflow, a spring cooling visit before the first heat dome, and — on the Total Home tier — a winterization check before the freeze that finds every unheated cavity. The equipment has not changed; the weather around it has, and the plan is how a household keeps pace without thinking about it.

Small findings, cheap fixes

The most valuable line on a plan report is usually the smallest: the capacitor reading 12% under spec, the anode two seasons from spent, the condensate line running slow. Each is a minor correction in season and a major repair out of one — and members get the finding while it is still the former. That is the entire mechanics of 'a well-maintained home costs less' reduced to a calendar.

One dashboard, every property

Landlords and strata members see every property's visit history, reports and renewal dates in one place — the shoebox of invoices replaced by a file an insurer, adjuster or buyer's inspector accepts on sight.

How it works

How Membership Works

Membership is deliberately unremarkable — a booking call, a calendar, and reports that accumulate into the most useful file your house owns.

01

Join in one call

Tell us your systems, your city and your season pain — we recommend the tier honestly, including when the answer is the smaller plan. Joining takes the booking call plus a signature.

02

Your seasons pre-book

Fall heating and spring cooling slots reserve at the front of each season the moment the calendar opens; Total Home adds the plumbing visit and the pre-winter check.

03

Visits happen, reports land

The full published scope, done in sequence, documented to the standard the whole site prices. Every reading stored, every trend line drawn against last year.

04

Repairs cost less, emergencies go first

10-15% off any approved repair, priority tagging on the 24/7 line, and the after-hours premium waived entirely on Total Home.

05

Renew, adjust or walk

Annual renewal with one summary of the year's visits; upgrade mid-year prorates, downgrade or cancellation simply takes effect at year end. The reports stay yours.

Seasonal rhythm

What Plan Members Say

Three of the members behind our 4.9-star rating — the plan customers who renew year after year.

"Third year on the Comfort plan. The September reminder books itself, the October visit happens, and the 15% discount on the inducer motor repair last winter effectively paid the plan fee on the spot. The stored service history answered a warranty question in one phone call."

Ronald E. — Fleetwood, Surrey · Comfort plan, 3rd year

"We started on Total Home after a burst pipe taught us what 'no maintenance' costs. Two tune-ups and the plumbing check a year, the winterization visit before each freeze season, and when the garage line did let go the after-hours premium was simply not charged. The calmest money we spend on the house."

Brenda Y. — Riley Park, Vancouver · Total Home plan

"One furnace tune-up a year, booked in May, done in September, $129 worth of work for less than that with the plan math. The report lands in my email with every reading — our realtor says it will matter when we sell. Zero upsell in three years of visits."

Trevor A. — Walnut Grove, Langley · Essential plan

What homeowners say about our work in Metro Vancouver

Real Google reviews from Metro Vancouver and Fraser Valley customers. We are rated 4.9 across 30 Google reviews.

★★★★★Verified Google Review

“Six years of scattered HVAC invoices, then one membership. The techs arrive knowing our system's history because it is literally stored — last year's combustion numbers are on their tablet when they walk in. It feels less like hiring a contractor and more like having a family physician for the house.”

Carmen L. · Metro Vancouver, BC · Plan member
★★★★★Verified Google Review

“The priority booking is the whole product: our May cooling slot and September heating slot book before the rush, every year, without me thinking about it. When the capacitor died in July, the repair came with 15% off and the report updated itself. Should have joined years earlier.”

FAQ

Maintenance Plans: Frequently Asked Questions

The questions homeowners ask before joining — answered the way we answer them on the phone.

Three tiers: Essential at $199 per year covers one annual tune-up (furnace, AC/heat pump or water heater flush — your choice), priority seasonal booking, 10% off repairs and a stored service history. Comfort at $299 per year adds the second seasonal visit — heating plus cooling — and raises the repair discount to 15% with priority emergency dispatch. Total Home at $449 per year adds the plumbing and water heater check, the pre-winter winterization visit, and waives the $150 after-hours premium on any emergency. Every tier is flat-rate, cancellable, and priced against the published cost of the same services booked individually.
The quick guide: single-system homes with one appliance that matters choose Essential; homes with a furnace and any cooling (AC or heat pump) are Comfort homes — the two visits map to the two seasons; homes with suites, older plumbing, a water heater past year eight, or a history of winter emergencies are Total Home homes, because the plumbing check and the waived after-hours premium are the benefits those households actually use. Our team will tell you honestly which tier you need on the booking call — including when the answer is Essential rather than the bigger plan.
The full published tune-up scope for the system being serviced — combustion analysis and CO testing on furnaces, coil cleaning and charge verification on cooling, flush and anode service on water heaters — finished with the written report every visit produces: readings, photos, findings, and the trend lines against last year's numbers. That report is the deliverable. It keeps manufacturer warranties enforceable, gives insurers and buyers the paper trail they ask for, and turns next year's visit into a measurement instead of a surprise.
Repairs are discounted, not included: 10% off parts and labour on Essential, 15% on Comfort and Total Home. The deliberate design keeps the plan honest — a membership that 'covers everything' is priced to sell, not to serve, and it always surfaces as either a higher premium or a reluctance to find problems. Our version: the visits are included, the findings are honest, and the repairs you approve cost less because you are a member. In any year with a single repair in it, the discount plus the included visits more than covers the plan fee.
Every furnace, AC, heat pump and water heater manufacturer conditions parts warranties on annual professional maintenance — and increasingly they demand the records when a claim lands. Plan members have those records automatically: every visit filed, every reading stored, every report retrievable in one phone call. When a heat exchanger claim needs five years of combustion numbers, or a compressor claim needs the capacitor history, members send a PDF instead of an apology. It is the least glamorous benefit on this page and the one that saves five figures often enough to matter.
Yes, either one, at any point. Upgrades take effect immediately — the difference is prorated against the year, and the next seasonal visit books at the new tier's priority. Downgrades and cancellations take effect at the end of the current year; the reports you have earned stay yours, and the stored history remains on file. No exit fees, no lock-in conversations. The plans are designed to be kept because they work, not because leaving is hard.
Yes — landlords and strata corporations are some of the most practical plan customers: per-unit Essential plans keep each suite's furnace or heat pump documented for the property file, and property managers get one dashboard of service histories instead of a shoebox of invoices. Multi-property households get a single renewal date and consolidated reporting. For strata-managed buildings, we coordinate access windows and provide council-ready documentation on every visit.
Members on Comfort and Total Home skip the standard queue on the 24/7 line: your call is tagged, and the next truck routes to you ahead of non-member bookings of the same severity. Total Home members also have the $150 after-hours premium waived on any emergency — the burst pipe at 2am bills at the flat-rate repair price, not the repair plus the premium. Standard emergency response across our 12 core cities already averages 30-80 minutes depending on the municipality; priority tagging is the difference between the average and the front of it.
